Դուբայի անշարժ գույքի շուկան կտրուկ դանդաղում է ապրում Մերձավոր Արևելքում պատերազմի հետևանքների հետնապատկերին, գրում է The Guardian-ը։

ValuStrat վերլուծական ընկերության տվյալներով՝ մայիսին էմիրությունում բնակարանների վաճառքի ծավալը ապրիլի համեմատ նվազել է 19%-ով։ Մեկ ամիս առաջ նվազումը կազմել էր 4%։

Վերլուծաբանները նշում են, որ գործարքների քանակը նախորդ տարվա նույն ժամանակահատվածի համեմատ նվազել է ավելի քան երկու անգամ։ ValuStrat-ի անշարժ գույքի հետազոտությունների բաժնի ղեկավար Հայդեր Թուայման հայտարարել է, որ պատրաստի բնակարանների շուկան համավարակի ժամանակներից ի վեր չի բախվել այսքան լուրջ տարեկան անկման։

Համանման եզրակացություններ են պարունակվում նաև Reidin ընկերության հետազոտության մեջ։ Դրա տվյալներով՝ մայիսին Դուբայում վաճառվել է 22,5 միլիարդ դիրհամի (մոտ 6,1 միլիարդ ԱՄՆ դոլար) անշարժ գույք, ինչը 42%-ով պակաս է ապրիլյան ցուցանիշից։ Հակամարտության սկսվելուց առաջ եղած ժամանակահատվածի համեմատ վաճառքի ծավալը կրճատվել է մոտավորապես երկու անգամ։

Վերջին տարիներին Դուբայը իսկական բում էր ապրում անշարժ գույքի շուկայում՝ ներգրավելով մեծահարուստ ներդրողների ամբողջ աշխարհից՝ եկամտահարկի բացակայության և միջազգային ֆինանսական կենտրոնի կարգավիճակի շնորհիվ։

Սակայն իրավիճակը կտրուկ փոխվեց փետրվարի վերջին Մերձավոր Արևելքում ռազմական հակամարտության սկսվելուց հետո։ Ներդրողների տրամադրությունների համար լրացուցիչ հարված դարձավ մարտին տեղի ունեցած միջադեպը, երբ իրանական հրթիռն ընկավ Փալմ Ջումեյրա շրջանում գտնվող հնգաստղանի հյուրանոցի վրա։

Շուկայի մասնակիցների խոսքով՝ էլիտար առանձնատների և բնակարանների սեփականատերերն արդեն սկսել են զգալիորեն նվազեցնել գները։ Որոշ օբյեկտներ վաճառվում են 20–25% զեղչով՝ հակամարտության սկսվելուց առաջ դրանց ունեցած արժեքի համեմատ։

Էլիտար անշարժ գույքի գծով մասնագիտացած գործակալ Յասին Վալիմուլան պնդում է, որ տարածաշրջանում իրավիճակի սրումից հետո շատ գերհարուստ հաճախորդներ լքել են Դուբայը։ Նրա խոսքով՝ եվրոպացի գնորդներն ավելի ու ավելի հաճախ նախընտրում են սպասողական դիրք գրավել և հետաձգել ներդրումները մինչև ավելի մեծ աշխարհաքաղաքական որոշակիության ի հայտ գալը։

Շուկայի կտրուկ սառեցումը դարձավ զգալի հակապատկեր անցյալ տարվա համեմատ, երբ Դուբայը համարվում էր էլիտար բնակարանների վաճառքով համաշխարհային առաջատարը։

Knight Frank միջազգային գործակալության տվյալներով՝ 2025 թվականի վերջին այստեղ վաճառվել է 2,5-ից մինչև 10 միլիոն դոլար արժողությամբ ավելի շատ օբյեկտ, քան Լոնդոնում, Նյու Յորքում, Լոս Անջելեսում և Հոնկոնգում։

Փորձագետները կարծում են, որ շուկան թևակոխել է ճշգրտման փուլ՝ մի քանի տարվա թռիչքաձև աճից հետո։ Ընդ որում, իրավիճակի հետագա զարգացումը կախված կլինի ԱՄՆ-ի և Իրանի միջև զինադադարի կայունությունից և Մերձավոր Արևելքի ընդհանուր իրավիճակից։

Ոլորտի մասնակիցները կանխատեսում են նաև անշարժ գույքի շուկայում միջնորդների թվի կրճատում։ Եթե տասը տարի առաջ Դուբայում աշխատում էր մոտ հազար բրոքեր, ապա ներկայում նրանց թիվը հասել է մոտ տասը հազարի։ Վաճառքների անկման հետնապատկերին շատ փոքր գործակալություններ հնարավոր է դադարեցնեն աշխատանքը։
