2024 թվականին ՀՀ ֆինանսական համակարգը ապահովել է ֆինանսական միջնորդության անընդհատությունը՝ երաշխավորելով ֆինանսական ծառայությունների անխափան մատուցումը բնակչությանը և տնտեսավարող սուբյեկտներին: Տարվա ընթացքում բանկային համակարգի վարկային և ավանդային պորտֆելներն աճել են։
Աճել են ինչպես տնային տնտեսություններին, այնպես էլ բիզնեսին տրամադրված վարկերը։ Ընդ որում, աճ արձանագրվել է վարկավորման գրեթե բոլոր հիմնական ուղղություններում։ Բարձր աճի տեմպեր շարունակել են գրանցվել հատկապես սպառողական, հիպոտեկային և շինարարության ոլորտին տրամադրված վարկերի մասով։ Ավանդների աճը մեծապես պայմանավորվել է ռեզիդենտներից ներգրավված ավանդների աճով։
ԿԲ հրապարակած տեղեկատվության համաձայն, Տնային տնտեսությունների վարկավորման բարձր ակտիվության պայմաններում վերջիններիս պարտքի բեռն աճել է, մինչդեռ վարկերի ժամկետայնության աճի արդյունքում պարտքի սպասարկման բեռի էական աճ չի արձանագրվել։ Տնային տնտեսությունների վարկավորման բարձր աճին գրեթե հավասարապես նպաստել է սպառողական և հիպոտեկային վարկերի աճը։
Տնտեսության եկամուտների աճը վերջին տարիներին ուղեկցվել է նաև վարկային պարտավորությունների ժամկետայնության աճով, ինչը տնային տնտեսություններին հնարավորություն է տվել պահպանելու պարտքի սպասարկման բեռի համեմատաբար կայուն մակարդակը։
2023-2024 թթ. դիտարկվել է սպառողական վարկերի նկատմամբ բարձր պահանջարկ և վարկավորման աճ։ Վերջինս կարելի է բացատրել տնտեսության եկամուտների աճով, նախորդ տարիներին սպառողական վարկերի նվազող կամ չափավոր աճի ճշգրտման/փոխլրացման գործընթացներով (convergence), ինչպես նաև, անշարժ գույքի շուկայի ակտիվության պայմաններում, նոր բնակարանների համար երկարաժամկետ օգտագործման ապրանքների ձեռքբերման անհրաժեշտությամբ։
Հիպոտեկային վարկերի դեպքում վարկավորման մեծածավալ հոսքեր արձանագրվել են հատկապես 2024 թ. վերջին։ Դա անշարժ գույք ձեռք բերելու որոշումները արագացնելու վարքագծային փոփոխության արդյունք էր՝ պայմանավորված Երևան քաղաքում եկամտային հարկի վերադարձի մեխանիզմի աստիճանական դադարեցմամբ։ ԿԲ-ն իր հրապարակումներում և մամլո ասուլիսներում պարբերաբար հաղորդակցել է անշարժ գույքի շուկայում գերտաքացման և դրանից ածանցված վարկային ռիսկի հնարավոր կուտակման մասին:
