2025թ․ հունվարի 1-ից ուժի մեջ են մտնում հիփոթեքային վարկի շրջանակում եկամտային հարկի վերադարձի սահմանափակումները

Պետական եկամուտների կոմիտեն տեղեկացնում է, որ 2025 թվականի հունվարի 1-ից ուժի մեջ են մտնում հիփոթեքային վարկի սպասարկման համար վճարված տոկոսների մասով եկամտային հարկի վերադարձի օրենսդրական փոփոխությունները։

«Մասնավորապես, Հարկային օրենսգրքով (հոդված 160) սահմանվել է, որ հիփոթե­քային վարկի սպասարկման համար վարձու աշխատող հանդիսացող ֆիզիկական անձի վճարած տոկոսների մասով եկամտային հարկը չի վերադարձվում․

  • 2027 թվականի հունվարի 1-ից հետո ստացված հիփոթեքային վարկերի մասով, եթե անշարժ գույքը գտնվում է կամ կառուցվում է կամ կառուցվելու է Արագածոտնի, Արարատի, Արմավիրի և Կոտայքի մարզերի վարչական տարածքներում, բացառությամբ՝ Կառավարության հաստա­տած ցանկում ներառված սահմանամերձ բնակավայրերում գտնվող կամ կառուցվող անշարժ գույքի,
  • 2029 թվականի հունվարի 1-ից հետո ստացված հիփոթեքային վարկերի մասով, եթե անշարժ գույքը գտնվում է կամ կառուցվում է կամ կառուցվելու է վերը չնշված՝ Շիրակի, Լոռու, Տավուշի, Գեղարքունիքի, Վայոց Ձորի և Սյունիքի, մարզերի վար­չական տարածքներում, բացառությամբ՝ Կառավարության հաստատած ցանկում ներառված սահմանամերձ բնակավայրերում գտնվող կամ կառուցվող անշարժ գույքի։

Օրենքի փոփոխությամբ սահմանվել է նաև, որ ՀՀ ռեզիդենտ ֆինանսական կազմակերպությունից 2025 թվականի հունվարի 1-ից հետո ստացված և կառուցապատողից, պետութ­յունից կամ համայնքից փաստացի բնակարան ձեռք բերելուն կամ կազմակեր­պութ­յուն կամ անհատ ձեռնարկատեր հանդիսացող կառուցապատողից անհատական բնակե­լի տուն ձեռք բերելուն կամ կառուցելուն փաստացի ուղղված հիփոթեքային վարկի սպասարկման համար վճարվող տոկոսների գումարների չափով հիփո­թեքային վարկի վարկառուին, նաև առկայության դեպքում՝ համավարկառուներին, վերադարձ­ման ենթակա եկամտային հարկի ընդհանուր գումարը յուրաքանչյուր եռամսյակի համար չի կարող գերազանցել 750 հազար դրամը:

Կոմիտեն նաև հիշեցնում է՝ եթե անշարժ գույքը գտնվում է, կառուցվում է կամ կառուցվելու է Երևանի վարչական տարածքում, ապա 2025 թվականի հունվարի 1-ից հետո ստացված հիփոթեքային վարկերի մասով ևս եկամտային հարկը չի վերադարձվելու։ Նշված սահմանափակումը չի կիրառվում մինչև 2022 թվականի հունվարի 1-ն ընդունված որոշումներով ստացված շինարարության թույլտվությունների հիման վրա կառուցված (կառուցվող) բազմաբնակարան բնակելի շենքերի բնակարանների կամ անհատական բնակելի տների նկատմամբ»,-նշված է հաղորդագրության մեջ։
