ՀՀ-ում անշարժ գույքի առուվաճառքը նվազել է, վիճակագրությունը` աճել. մեկնաբանում է մասնագետը

Հայաստանի անշարժ գույքի շուկայում գործարքների քանակն իրականում այս տարի նվազել է, իսկ Կադաստրի կոմիտեի հրապարակած տվյալներն արդեն հնացած են։ Sputnik Արմենիայի հետ զրույցում այս մասին ասաց «Silver Rea» անշարժ գույքի գործակալության հիմնադիր-տնօրեն Անդրանիկ Հարությունովը` մեկնաբանելով ոլորտի վերաբերյալ պաշտոնական վիճակագրության ցուցանիշները:

Կադաստրի կոմիտեի` 2024թ. առաջին կիսամյակի վերլուծության համաձայն` հունվար–հունիս ամիսներին իրականացվել է բազմաբնակարան շենքերում բնակարանների առուվաճառքի ավելի քան 6800 գործարք, ինչը 7 տոկոսով շատ է նախորդ տարվա նույն ժամանակահատվածի ցուցանիշից։ Գործարքների ամենամեծ քանակն իրականացվել է Երևանում (68.5%), երկրորդ տեղում Կոտայքի մարզն է (9.6%), իսկ ամենաքիչ գործարքներն իրականացվել են Վայոց Ձորի մարզում (0.8%)։

«Կադաստրի կոմիտեի հրապարակած տվյալներում արտացոլվում է այս տարի շահագործման հանձնված նորակառույց շենքերի բնակարանների թիվը, քանի որ կոմիտեն դրանք որպես գործարք է հաշվում ավարտական ակտի և փոխանցման ակտի ստորագրման պահից։ Բայց փաստացի այդ բնակարանները վաճառվել են 2-3 տարի առաջ, պարզապես միայն այս տարի են սեփականության վկայական ստացել»,- պարզաբանեց Հարությունովը։

Նա նշեց, որ ոլորտի ներկայացուցիչները պատասխանատու մարմնին տարբեր առիթներով տեղյակ են պահել, որ վիճակագրությունն այս կերպ ներկայացնելը ուշացած է և խեղաթյուրում է իրականությունը` միաժամանակ նաև կառուցապատողներին ու ներդրողներին սխալ ելակետային տվյալներ ներկայացնելով։

«Չգիտեմ` պատճառն ինչն է. ուղղակի թվեր ցույց տալն է, թե ինչ–որ ցուցանիշներ ապահովելը։ Բայց այս վիճակագրությունն իրականությունից հեռու է»,– ընդգծեց Հարությունովը։

Ըստ Կադաստրի կոմիտեի` այս տարվա առաջին կիսամյակում Երևանում բազմաբնակարան բնակելի շենքերում բնակարանների 1 մետր քառակուսու հաշվարկով շուկայական միջին գները 2023 թվականի երկրորդ կիսամյակի համեմատ աճել են 4.2 տոկոսով, իսկ առաջին կիսամյակի համեմատ` 11.4 տոկոսով։

Անշարժ գույքի գործակալության տնօրենը ճիշտ չի համարում նաև բնակարանների գներին վերաբերող վիճակագրությունը։
