Հունվարի 1-ից եկամտային հարկի վերադարձի ծրագիրը Երևանում չի գործի

Եկամտային հարկի վերադարձի մասին համակարգը 2025 թվականի հունվարի 1-ից Երևանում կդադարի գործել: Դա նշանակում է, որ հիփոթեքային վարկով կառուցապատողից անշարժ գույք ձեռք բերելու դեպքում տոկոսագումարները հնարավոր չի լինի մարել պետությանը վճարվող եկամտային հարկով:
2022 թ. հուլիսի 1-ից արդեն եկամտային հարկը չէր վերադարձվում Երևանի Փոքր Կենտրոնում անշարժ գույք ձեռք բերելիս: 2023 թ. հունվարի 1-ից եկամտային հարկի վերադարձով այլևս հնարավոր չէր գնել գույք Կենտրոն վարչական շրջանի մնացած տարածքներում և Արաբկիր վարչական շրջանի մի հատվածում: 2023 թ. հուլիսի 1-ից էլ օրենքը չէր գործում Երևանի երրորդ գոտում անշարժ գույք ձեռք բերելու դեպքում:
Եկամտային հարկի վերադարձի մասին օրենքը նպաստել է անշարժ գույքի վաճառքների աճին: Համակարգի նկատմամբ հետաքրքրության մասին են վկայում շահառուների թվի ու պետբյուջեից հատկացվող գումարի աճը: Եթե 2015 թվականին, երբ գործարկվել էր ծրագիրը, հարկատուներին վերադարձվել էր 274 մլն դրամ, ապա 2023-ին՝ շուրջ 52 մլրդ դրամ, իսկ այս տարվա համար նախատեսվում է մոտ 80 մլրդ դրամ:
Ի դեպ, փոփոխությունները չեն ազդի ծրագրից արդեն իսկ օգտվող քաղաքացիների վրա: Մինչև դեկտեմբերի 31-ը կնքած գործարքների համար էլ եկամտային հարկի վերադարձի մասին օրենքը կգործի հիփոթեքային վարկի մարման ամբողջ ընթացքում։
Կառուցապատողների ասոցացիան հիշեցնում է՝ ընդամենը մի քանի ամիս անց հնարավոր չի լինի Երևանում անշարժ գույք ձեռք բերել եկամտային հարկի վերադարձով: Խորհուրդ է տալիս շտապել գնել երազանքի տունը կամ բնակարանը՝ օգտվելով ծրագրից:
