Կարևոր տեղեկատվություն հիփոթեքայի վարկ ստացող քաղաքացիների համար

Հայաստանի Հանրապետությունում բնակարան գնելու կամ անհատական բնակելի տուն կառուցելու նպատակով հիփոթեքային վարկ ստանալիս քաղաքացիների համար կարևոր է հետևյալ տեղեկատվությունը:

Հիփոթեքային վարկերի տոկոսները վերադարձվում են վճարված եկամտային հարկի գումարների չափով, բայց ոչ ավել, քան յուրաքանչյուր եռամսյակի համար 1.5 միլիոն դրամը /ՀՀ հարկային օրենսգիրք, 160-րդ հոդված/:

Տարիների ընթացքում նվազում է հիփոթեքային վարկերի վճարվող տոկոսների գումարների չափը և ավելանում է մայր գումարների չափը։

Եթե ֆիզիկական անձը չի հանդիսանում կամ դադարում է հանդիսանալ վարձու աշխատող, ապա համապատասխանաբար չի օգտվում կամ դադարում է օգտվել եկամտային հարկի վերադարձման համակարգից:

Եկամտային հարկը չի վերադարձվում՝

• 2022 թվականի հուլիսի 1-ից հետո ստացված հիփոթեքային վարկերի մասով, եթե անշարժ գույքը գտնվում է, կառուցվում է կամ կառուցվելու է Կառավարության որոշմամբ սահմանված շինությունների տարածագնահատման Երևան քաղաքի վարչական տարածքում ներառված առաջին գոտում:

• 2023 թվականի հունվարի 1-ից հետո ստացված հիփոթեքային վարկերի մասով՝ երկրորդ գոտում։

• 2023 թվականի հուլիսի 1-ից հետո ստացված հիփոթեքային վարկերի մասով՝ երրորդ գոտում։

2025 թվականի հունվարի 1-ից հետո ստացված հիփոթեքային վարկերի եկամտահարկի վերադարձ չի գործելու Երևանի տարածքում։

Նշված սահմանափակումները չեն կիրառվում մինչև 2022 թվականի հունվարի 1-ն ընդունված որոշումներով ստացված շինարարության թույլտվությունների հիման վրա կառուցված (կառուցվող) բազմաբնակարան բնակելի շենքերի բնակարանների կամ անհատական բնակելի տների նկատմամբ, ինչպես նաև մինչև վերոնշյալ փոփոխությունն ստացված հիփոթեքային վարկերի շրջանակում եկամտային հարկի գումարների հետագա վերադարձի նկատմամբ:

Պետական եկամուտների կոմիտեի կողմից եկամտային հարկի վերադարձից օգտվելու իրավունքի հայտի հաստատումից հետո, անհրաժեշտ է գրանցվել  «Անհատական հաշիվների տեղեկատվական պորտալում» և ուղարկել էլեկտրոնային դիմումն ընդհանուր սահմանված կարգով:

Վարկառուն էլեկտրոնային եղանակով ներկայացվող դիմումից բացի հարկային մարմին այլ փաստաթղթեր չի ներկայացնում, բացառությամբ ֆիզիկական անձին վերաբերող տեղեկատվությունը Հայաստանի Հանրապետության օրենսդրությամբ որպես սահմանափակ օգտագործման ենթակա տեղեկատվություն սահմանված լինելու դեպքում:

Տվյալ դեպքում, մինչ էլեկտրոնային եղանակով դիմումն ուղարկելը, թղթային եղանակով հարկային մարմին ներկայացվում է հաշվետու եռամսյակի ընթացքում հաշվարկված աշխատավարձի և դրան հավասարեցված վճարների և դրանցից հաշվարկված ու ՀՀ պետբյուջե վճարված եկամտային հարկի գումարների վերաբերյալ հարկային մարմնի կողմից սահմանված և գործատուի կողմից հաստատված տեղեկանք:
