Հարգելի վարձակալներ, հիշե՛ք
 
Բնակարանը անհապաղ լքելու կամ այլ կերպ ասած վարձակալության պայմանագիրը միակողմանի վաղաժամկետ դադարեցնելու վարձատուների պահանջն անօրինական է հետևյալ հիմքերով.
 
1. Վարձակալության պայմանագիրը, վարձատուի (տան տիրոջ) պահանջով, դատարանովկարող է վաղաժամկետ լուծվել, եթե` դուք բնակարանն օգտագործել եք պայմանագրի պայմանների կամ գույքի նշանակության էական կամ բազմակի խախտումներով, էականորեն վատթարացրել է բնակարանի վիճակը, պայմանագրով սահմանված վճարման ժամկետը լրանալուց հետո պարբերաբար կամ անընդմեջ երկու անգամից ավելի չի մուծել վարձավճարը. վարձակալության պայմանագրով սահմանված ժամկետներում, չեք կատարել գույքի հիմնական վերանորոգում , եթե պայմանագրով դա ձեր պարտականությունն է:
 
2. Եթե բախվել եք այնպիսի իրավիճակի, երբ նախապես կնքել եք պայմանագիր, պայմանագրի ժամկետն ավարտվել է բայց դուք շարունակել եք վարձակալել բնակարանը, ապա հիշեք, որ ժամկետի ավարտից հետո պայմանագրի չդադարեցումը ու գույքի օգտագործման շարունակականությունը համարվում է պայմանագրի վերակնքում անորոշ ժամկետով:
 
3. Այս դեպքում վարձատուն առնվազն երեք ամիս առաջ պարտավոր է ձեզ զգուշացնել վարձակալության պայմանագրի դադարեցման մասին:
 
Եթե այս պայմանները չեն պահպանվել, ապա վարձատուի գործողություններն անօրինական են:

ՀՀ քրեական օրենսգիրքը սահմանում է պատասխանատվություն հարկերից խուսափելու համար, որոնք վստահաբար ձեր կողմից չեն վճարվում: Չզարմանաք, որ մի օր ձեր նոր ռուս վարձակալները կլորիկ ամսավճարի հետ միասին ձեզ փոխանցեն իրավապահ մարմիններից ստացված ծանուցագիրը:
