«Դատարկ տներ չկան». Հայաստանում վարձով տրվող բնակարանների գները կտրուկ բարձրացել են

Վերջին 2 շաբաթվա ընթացքում Երեւանում եւ հարակից մարզերում անշարժ գույքի շուկան կտրուկ աշխուժացել է։ Բնակարանների վարձակալության գները նախորդ ամսվա համեմատ բարձրացել են ավելի քան 15 տոկոսով:

Մայրաքաղաքի  ծայրամասերում մեկ սենյականոց բնակարանի վարձը սկսվում է 100 հազար դրամից. նկատեցինք, որ օրինակ` Մալաթիա-Սեբաստաիա համայնքում 3 սենյականոց բնակարանը վարձով տրվում է 650 հազար դրամով։ Օրավարձով բնակարանների գներն էլ սկսվում են 25 հազար դրամից, եւ հասնում մինչեւ 50 հազար դրամի։ Կենտրոնում շքեղ բնակարաների ամսավարձը հասնում է մինչեւ 5 հազար դոլարի։

Շուկայի աշխուժացումը պայմանավորված է ռուս-ուկրաինական ռազմական գործողությունների հետեւանքով Ռուսաստանից, մասամբ նաեւ Բելառուսից եւ Ուկրաինայից ժամանող օտարերկրացիների՝ Հայաստանում բնակություն հաստատելով, այսինքն՝ մեծանում է պահանջարկը, եւ շուկան արձագանքում է գների բարձրացմամբ։

NEWS.am-ի հետ զրույցում «ՍՎԻԹ ՀԱՈՒՍ ՌԻԵԼԹԻ» ՍՊԸ փոխտնօրեն Անի Սարգսյանը նկատեց, որ փետրվարի 24-ից վարձով բնակարանների գները եռակի են բարձրացել։ Կենտրոնում առայժմ վարձով բնակարան գտնելը դժվարություն է առաջացնելու մարդկանց համար.

«Գրեթե  բոլոր տները զբաղված են։ Դատարկ տներ չկան, տեղեկատվություն ունեմ, որ մարզերում էլ է գների բարձրացում նկատվում։ Գյումրիում է վարձակալության հետ կապված գների բարձրացում։ Կենտրոնում վարձի գները 1000-ից 1200 դոլարից են սկսում։ 9 տարի է անշարժ գույքի շուկայում եմ, ինձ համար սա առաջին դեպքն է, որ այսպիսի դեպք է գրանցվում»։

«ՎԻՎԱ ՌԻԵԼԹԻ» անշարժ գույքի գործակալության ղեկավար Էդվարդ Հարությունյանը NEWS.am-ի հետ զրույցում նշեց, որ բնակարանների վաճառքի գներն էապես չեն բարձրացել, ըստ նրա, վարձով բնակարանի գինը կախված է նաեւ, թե ինչ ժամկետով է այն վարձով տրվում. «Վարձակալությունը պահանջարկի հաշվին է բարձրացել, 20-ից  50 տոկոսով, կախված նաեւ տարածքից եւ թե ինչ ժամկետների մասին է խոսքը, կարճաժամկետները բարձրացվել են ավելի շատ, քան երկարաժամկետները»։

NEWS.am-ի հետ զրույցում տնտեսագետ Կառլեն Խաչատրյանն ասաց, որ կան դեպքեր, երբ օտարերկրացիները փորձում են նաեւ Հայաստանում բնակարան գնել.

«Քանի որ դա առնվազն 1-2 ամսվա միտում ունի, այդքան ժամանակահատված հյուրանոցներում բնակվելը շատ ավելի թանկ է լինելու, ուստի փորձում են վարձով բնակարանների տարբերակը դիտարկել, ինչի հետեւանքով էլ պահանջարկը մեծանում է ու օբյեկտիվորեն շուկան արձագանքում է գների բարձրացմամբ»։

Կառլեն Խաչատրյանի խոսքով՝ անշարժ գույքի շուկայում վերջին շաբաթների ակտիվությունը կարող է շինարարության ոլորտում դրական դինամիկա մտցնել. «Ռուսաստանում արտագնա աշխատանքի մեկնողների ճնշող մեծամասնությունն աշխատում է հենց շինարարության ոլորտում ու ՌԴ-ում խնդիրների՝ ի հայտ գալու պարագայում իրենք գործազուրկ են մնալու, եթե մեր տնտեսությունում շինարարական բում կարողանանք ապահովել, բնականաբար կլուծվի այդ մարդկանց կենսամակարդակի հարցերը»։
