Բնակարանների առքուվաճառքը նվազել է, գները՝ բարձրացել
SOCIETY2020 թվականի հուլիսին հանրապետությունում անշարժ գույքի 16 248 գործարք է կատարվել: «Փաստն» այս մասին տեղեկանում է կադաստրի կոմիտեի հրապարակած տվյալներից: Նշենք, որ համաձայն ներկայացված ցուցանիշների, 2020 թ. հուլիսին 2019թ. համեմատ գործարքների թիվը 1,1 տոկոսով ավելացել է: Միևնույն ժամանակ նկատենք, որ 2020 թ. հուլիսին 2020 թ. հունիսի համեմատ գործարքների քանակն ավելացել է 12,9 տոկոսով:
2020 թ. հուլիսին գերակշռել են հատկապես օտարման գործարքները, իսկ ամենաքիչն օրինականացման գործարքների քանակն է: Ինչ վերաբերում է ընդհանուր գործարքների քանակական համեմատությանը, ապա, օրինակ՝ առքուվաճառքի գործարքների քանակը նախորդ տարվա նույն ժամանակահատվածի համեմատ ավելացել է 5,3 տոկոսով, վարձակալությանը՝ 12, գրավադրմանը՝ 20, օրինականացման գործարքներինը՝ 35,8 տոկոսով: Մինչդեռ 5,1 տոկսով նվազել են ժառանգության, 7,7 տոկոսով՝ առաջնային գրանցման, 15,6 տոկոսով՝ նվիրատվության, 1,1 տոկոսով՝ օտարման գործարքները: Նշենք, որ 2020 թ. հուլիսին ամենաշատ գործարքները գրանցվել են հողերի, իսկ ամենաքիչը՝ արտադրական նշանակության շինությունների նկատմամբ:
Ընդհանուր գործարքների տոկոսային բաշխվածության 38,9 տոկոսը բաժին է հասել հողերի նկատմամբ իրականացված գործարքներին, իսկ բնակարանների գործարքների ցուցանիշն այդ բաշխվածության մեջ 22, 7 տոկոս է: Առանձին դիտարկելով մարզերում ու մայրաքաղաքում անշարժ գույքի շուկայում առկա իրավիճակը՝ նկատենք, որ 2020 թ. հուլիսին Երևանում անշարժ գույքի 5091 գործարք է եղել՝ 11,8 տոկսով պակաս, քան նախորդ տարվա նույն ժամանակահատվածում: Մարզերում 2020 թ. հուլիսին գործարքները 11 157-ն են եղել:
Ի տարբերություն մայրաքաղաքի, մարզերում նախորդ տարվա հուլիսի համեմատ գործարքներն աճել են 8,3 տոկոսով: Հանրապետությունում 2020 թվականի հուլիսին իրականացվել է բազմաբնակարանային շենքերի բնակարանների առքուվաճառքի 1235 գործարք՝ 2019 թ. հուլիսի համեմատ նվազելով 16,4 տոկոսով: Ինչ վերաբերում է բնակարանների գներին, ապա բազմաբնակարան բնակելի շենքերի բնակարանների 1 մք մակերեսի հաշվարկով 2020 թ. հուլիսին 2019 թ. հուլիսի համեմատ մայրաքաղաքում բնակարանների գներն աճել են 7,1 տոկոսով:
2020 թ. հուլիսին մարզերում բազմաբնակարան բնակելի շենքերի բնակարանների առքուվաճառքի գործարքների քանակը 2020 թ. հունիսի համեմատ աճել է 14, իսկ 2019 թվականի հուլիսի համեմատ նվազել 23,3 տոկոսով: Իսկ մարզերում 2020 թ. հուլիսին բազմաբնակարան բնակելի շենքերի բնակարանների շուկայական միջին գները 1 քմ մակերեսի հաշվարկով 2019 թ. հուլիսի համեմատ աճել են 2,5 տոկոսով:
