Ի՞նչ հանգամանքներ հաշվի առնել կառուցվելիք կամ կառուցվող շենքից բնակարան ձեռքբերելիս. Ազգային Հիփոթեքային ընկերության զգուշացումները
SOCIETYՆոր կառուցվելիք կամ կառուցման ընթացքում գտնվող բազմաբնակարան շենքերից բնակարան ձեռք բերելիս հորդորում ենք ուշադրություն դարձնել մի քանի հանգամանքների վրա։ Միջազգային փորձը վկայում է, որ նման շենքերից բնակարանների ձեռքբերման դեպքում անհրաժեշտ է ուշադրություն դարձնել շենքերի ավարտվածության աստիճանի վրա՝ ֆինանսական հետագա հնարավոր կորուստներից խուսափելու համար։ Հորդորում ենք նաև առանց պայմանագրերի կնքման և համապատասխան փաստաթղթերի առկայության (նախագծման թույլտվություն, շինարարության թույլտվություն և այլն) չվճարել կանխավճար և/կամ նախավճար:
Վերը նշվածին չհետևելը պոտենցիալ գնորդ-վարկառուների համար հղի է հնարավոր ֆինանսական կորուստներ ունենալու զգալի ռիսկերով, քանի որ շենք/շինությունների չկառուցման և/կամ անավարտ մնալու ռիսկերը կրում են գնորդ-վարկառուները:
Տեղեկացնում ենք նաև, որ Ազգային Հիփոթեքային Ընկերությունը պարբերաբար վերանայում է իր կողմից իրականացվող ծրագրերի վարկավորման պայմանները, վարկերը առավել բարենպաստ պայմաններով բնակչությանը (անկախ մասնագիտությունից, տարիքից և այլն) հասանելի դարձնելու նպատակով: Մասնավորապես,
կանխավճարի մեծությունը կարող է կազմել 7,5% (30%-ի փոխարեն), եթե վարկառուն հանդիսանում է մինչև 30 տարեկան չամուսնացած անձ, իսկ բնակարանը ձեռք է բերվում առաջնային շուկայից: Այս դեպքում պահանջվում է նաև երկրորդ գույքի գրավադրում կամ կանխավճարի ապահովագրություն՝ վճարվող 7,5% կանխավճարի և 30% կանխավճարի տարբերության չափով:
կամ 10% մնացած բոլոր վարկառուների համար, ընդ որում բնակարանը կարող է ձեռք բերվել թե առաջնային, և թե երկրորդային շուկայից: Այս դեպքում ևս պահանջվում է երկրորդ գույքի գրավադրում կամ կանխավճարի ապահովագրություն՝ վճարվող 10% կանխավճարի և 30% կանխավճարի տարբերության չափով:
